During a study by home experts with Oakridge Remodels, researchers looked over the typical cost and resale value of many different types of home renovations from the Journal of Light Construction, before calculating the average return on investment (ROI) for these projects in each state. When these ROIs were weighed against one another, it was discovered that North Dakotans are extremely concerned with the outer appearance of their homes and doors. According to the study, the average cost of a garage door replacement in North Dakota is $4,513, while the average resale value of one is $6,857 — resulting in a 151.94% return on investment. This concept of high ROI can also be seen in entry door replacements and stone veneer additions. The top three popular choices line up fairly well with the national results, although America as a whole is more interested in grand entrance additions and minor kitchen remodels than the Peace Garden State. In addition, the national average ROI on these projects is much higher than the state average, suggesting that renovations in ND are not nearly as profitable. “It is interesting to see which home renovation projects are the most profitable, both on a state and national level," states Oakridge Remodels founder Arthur Taylor in a press release. "In the US as a whole, there are only three projects that are profitable: garage door replacement, entry door replacement and stone veneer addition. However, the profitability of different renovations varies widely depending on the state, local housing market and buyer preferences. Renovations can be great for aesthetics, however, if your goal is to increase property value to sell or rent, it is best to stick to projects with a return on investment over 100%. This ensures you are not only improving your home but also maximizing the financial benefits.
