A 125,000-square-foot Class A distribution, manufacturing, and assembly building has broken ground at Luling Business Park. Construction is estimated for completion by January 31, 2025, with the building ready by then for commercial occupancy. A groundbreaking ceremony was held on Oct. 15 with leaders from St. Charles Parish, Louisiana Economic Development, PMG Leasing, Momentum Contracting, Red River Bank, Max J. Derbes Inc., and Agile Coast, the commercial real estate development firm leading the project. Agile Coast is run by Andrew Marcus, grandson of former K&B owner Sydney Besthoff. Luling Business Park is a master-planned light industrial distribution park 24 miles from downtown New Orleans and 11 miles from New Orleans International Airport MSY, along Interstate 310. Phase I of the project includes the 125,000 square foot building. Another second and third building and phase are also planned at 250,000 square feet each. The commercial space is ideally situated for tenants servicing Greater New Orleans, Baton Rouge, and/or the Gulf of Mexico, and there is enough space to construct built-to-suit projects of any scale, following the completion of the Phase One building. One hundred percent of the building slab has been poured with roadwork and parking areas underway. Despite the groundbreaking ceremony being held this week, construction actually started on the expansive space approximately seven weeks ago with more than 1,700 piles driven, more than 3,300 cubic yards of concrete poured, and 5,000 truckloads of sand delivered.
