She is available at any time of the day – even at 10:30 p.m. – when it’s the optimal time to show a downtown New Orleans condo that overlooks the Mississippi River and the lit-up Crescent City Connection bridge. “I have done a 7 p.m. and a 10:30 p.m. showing because the view at night is breathtaking,” said Bach, Realtor with Latter & Blum | Compass. “It’s an opportunity I can’t pass up – to show buyers the asset of the New Orleans skyline and river view at night. Now that the bridge is lit up and changing colors, I am recommending nighttime showings to show off the unbelievable views from the living rooms, bedrooms, and balconies.” The New Orleans condo market has always intrigued buyers who are looking for less maintenance than a house; a second home; proximity to downtown, Uptown, or the Quarter; and the amenities of a building or hotel. Now, several condos that are currently on the market can add the asset of an impressive view of the city skyline, bridge, and Mississippi River. One River Place at 600 Port of New Orleans Place. Bach has several listings that fit that characterization in One River Place Condominiums at 600 Port of New Orleans, which has 77 units total near the Riverwalk and Hilton hotel. Amenities include 24/7 concierge and security services, valet parking, two parking spaces per unit, storage unit, fitness room, swimming pool, garden with a grilling area, and an entertainment suite. Bach is listing Unit 14B Penthouse for $2.5 million (2 bedrooms, 2½ bathrooms, and 2,454 square feet). The penthouse features a living area with a wall of windows overlooking the Crescent City Connection and Mississippi River, and a primary bedroom suite with a view of the New Orleans skyline. Unit 6F also listed for $2.5 million (2 bedrooms, 2½ bathrooms, 2,639 square feet) features a corner unit condo with a wrap-around balcony accessible from the bedrooms and great room, with panoramic views of the French Quarter and Mississippi River. Unit 9CD for $2,499,000 (3 bedrooms, 3½ bathrooms, 3,610 square feet) is a double condo unit that features a private balcony with views of the French Quarter and Mississippi River. “It’s almost like you’re on a hotel balcony on vacation peacefully watching the ships travel down the river and enjoying the night sky,” said Bach. Berkshire Hathaway HomeServices Realtor Dawne Keeney also has 600 Port of New Orleans Unit 14F available for $3,499,000 (2 bedrooms, 2½ bathrooms, 2,839 square feet) – a furnished and renovated penthouse with a 12-foot ceiling living area and covered wrap-around balcony, which both offer views of the French Quarter and Mississippi River. Bach, who also owns a unit at One River Place, said eight units have been sold in the building over the last year, and there are five listings. “One River Place is a hidden gem. It’s private, isolated, yet right next to the Riverwalk, Hilton, Caesar’s, within walking distance to the Shoppes at Canal and the Quarter, everything you could want to be close to,” Bach said. The fully furnished condo (2 bedrooms, 2½ bathrooms, and 1,882 square feet of living space) has a spacious living area that boasts a custom designed floor plan with floor to ceiling views of the Mississippi River. “In addition to the amazing, powerful view of the river and bridge, the cool thing about this condo is every inch was customized from soup to nuts, so the lighting and sound system are all controlled. It’s very modern,” said Brewster. “Four Seasons also allows for private entertainment space, conference room for any business that you need to conduct, a golf simulator, spa and fitness center, chandelier bar and restaurants downstairs, so you can’t beat all those amenities.” Four Seasons Unit #2308 is available for $4.4 million, by listing agent Shaun McCarthy, of McCarthy Group Realtors. Bach is the listing agent for Four Seasons Unit #2606, available for $1.9 million (2 bedrooms, 2½ bathrooms, and 1,882 square feet). Floor-to-ceiling windows showcase panoramic views of New Orleans skyline from this 26th floor condominium. “Four Seasons is another amazing building with views that enables buyers to enjoy all the amenities that the five-star hotel has to offer,” Bach said. “We are seeing condo buyers who have some kind of connection to New Orleans – they are moving from another part of the city and downsizing, yet also enjoying amenities and entertainment space, with less upkeep, or they are from out of state and wanting a second home. It’s still a good, healthy diverse mix of buyers.” A New “Standard” of Downtown Living The asset of luxury condo views continues at The Standard, The Domain Companies’ $80 million building in South Market that opened in 2018 at 1001 Julia St. with 89 units and 15 floors of condos. Amenities include 30,000 square feet of indoor and outdoor space, which includes a heated saltwater pool, pool house and private cabanas, outdoor kitchens, fenced dog run, a clubhouse, and a fitness center. “The cool feature about The Standard’s views is all the views of the Superdome, river, bridge, and Warehouse District, are all unobstructed,” said Brewster. “So, you can see everything from atop the units and the building, and it’s an amazing view to see the city at night.” Brewster has several listings in The Standard, including 1001 Julia St., Unit 6D, which is available for $955,000 (2 bedrooms, 2½ bathrooms, 1,482 square feet), and 1001 Julia St., Unit 3G, which is available for $580,000 (1 bedroom, 1 bathroom, 947 square feet). “The uniqueness of 3G is it’s an affordable one bedroom with recent upgrades and high-end finishes, and you happen to be on the same floor as most of the amenities, so it serves as an extension of your living space right outside your door,” Brewster said. The condo (3 bedrooms, 2½ bathrooms, 1,828 square feet) includes panoramic vistas of the city skyline from the windows that grace two walls of the open concept living and dining areas. “Lock and leave living is another luxury that appeals to condo buyers; you can come and go when you want, visit New Orleans when you want, and you always have a place to stay in the heart of it all,” said Walker. In addition to a condo listing at The Standard, Walker also has a unique condo listing in Uptown New Orleans on the top floor of the historic Warwick Manor, built in 1852. At 2427 Camp St. in the Garden District, there are two units on the first floor, two on the second floor, and the third floor is 2427 Camp St. Unit E, available for $725,000. “The Garden District remains very desirable.
