Commission Accomplished: September 15-21 [see the SlideDeck] HIGHEST Address: 5027 Dryades St., New Orleans, 70115 Sales price: $3.3 million List price: $3,595,000 Date sold: Sept. 20 Days on Market: 29 Listing agents: Margaret Maxwell and Meredith Strachan, Maxwell Strachan Group, McEnery Residential, LLC Sales agent: Margaret Stewart, Latter & Blum | Compass An 1853 Uptown New Orleans estate at 5027 Dryades St. – the former home of 19th century Louisiana Governor James Madison Wells – sold for $3.3 million on Sept. 20. The estate is located two blocks from St. Charles Avenue and Isidore Newman School. The New Orleans center hall cottage features 8 bedrooms, 12 bathrooms, 7,798 square feet of main living space, and about 2,000 additional square feet between the back wing and guest suite above the garage. The gated property measures 130 x 192/182, or close to 25,000 square feet. Like many New Orleans homes, the history behind this one is fascinating. The myth is that 5027 Dryades is known as the Soniat Dufossat Plantation House, but that is not accurate. The property was deeded in 1849 to Louise Almais, wife of Valmont Soniat Dufossat. The Soniat family is of ancient French nobility. The property was sold to William O. Denègre, a local banker who built the house in the 1850’s (New Orleans Architecture: Jefferson City, 1989 and Nola.com). History continues that it was sold 15 years later to James Madison Wells, who was Louisiana Lieutenant Governor and then Governor, making 5027 Dryades the Governor’s Mansion in the 1860s. Following the home being Wells’ residence, civil engineer John Hampden Lewis occupied the home, as well as Guy Quoniam de Schompre, the consul general to France. Listing agent Margaret Maxwell said that 5027 Dryades was converted into about six apartments before the early 2000s when it was renovated back into a single-family residence by New Orleans developer Jim McPhaille. “The renovations over the years were beautifully done, and now it’s such a beautiful, historic, unique estate and property that has been well maintained. It received a lot of interest when we put it on the market,” said Maxwell, who with her daughter Meredith Strachan, were the listing agents. They run the Maxwell Strachan Group with McEnery Residential, LLC. “My clients had the home for about 12 years, have to move for their careers, and they sold it to a family who just fell in love with all the space and the charm that the home has.” Latter & Blum | Compass Realtor Margaret Stewart was the sales agent. “It is a coveted, traditional center hall that has been beautifully updated, and the impressive curb appeal sets the tone for the entire estate,” said Stewart. “It’s such a great fit for my clients. They have lived in the neighborhood. This house has been on their radar because of the location for their children in school and the amount of space for their entire family. I’m happy they got this home.” There is a front porch and upstairs balcony. The front landscape is shaded by majestic oak trees. There is a brand-new impact-resistant synthetic slate roof. A private electronic gate guards the six-car-plus motor court. “The front porch is breathtaking. You can relax on a nice day, and you have enough landscape space to entertain and have a dinner party. The grounds are beautiful,” said Maxwell. The center hall mansion begins with double parlors boasting 13-foot ceilings, resplendent wood floors, and intricate moldings. The gourmet kitchen showcases an expansive LaCornue stove/oven, an eat-in kitchen bar, and a rear deck for dining. Adjacent to the kitchen is a private office and a full bath. The interior recently received a fresh coat of paint, and the wood floors were sanded and refinished. An elevator connects the ground floor to the rooftop. “The gleaming wood floors, tall ceilings, and spacious double parlor living space really captivate the grandness of the interior,” said Stewart. Ascending the staircase reveals three bedrooms, each with its own ensuite bath. The primary bedroom suite features a modern spa-like bathroom flooded with natural light. An upbeat yellow laundry room on the upper-level complements another on the ground floor. Overlooking the newly installed pool and vast yard is a detached two-bedroom, two-story back wing, which has a living space of 945 square feet. Above the two-car garage and workshop resides a self-contained, two-bedroom, two-bathroom guest suite with a living and dining area, and a fully equipped kitchen, all measuring 1,022 square feet.
