DELAWARE, Ohio (WCMH) -- A nationwide homebuilder is moving forward with plans to build out a 114-acre mixed-use development in Delaware. Maronda Homes is aiming to build 255 single-family homes on a 76-acre site next to Delaware's Boulder Park, east of South Section Line Road and west of Houk Road. The homes will be one of several sections making up a residential and commercial development named "Donovan Farms" that will span 114 acres. Local butcher shop in Grandview Heights announces closure The Delaware Planning Commission voted on Sept. 4 to approve the 76-acre site's development plan. While the commission had previously approved a plan for the entirety of Donovan Farms, Maronda must receive approval for each section, one at a time, because the parcel's lines were reconfigured so the home builder could buy the 114-acre site from the current owner in phases. The other sections will include 360 multi-family units on 38 acres, along with 10 acres of commercial development and 32 acres of green space. "This proposal serves as good transition to the established single-family subdivisions located to the northeast, providing needed and varied housing types according to market studies," stated the Delaware commission's report when it provided feedback in October of last year to a first look at the proposal. Donovan Farms is one of several other large developments taking shaping in Delaware. The commission approved in May a proposal to construct the last three of six phases making up Winterbrooke Place, a sprawling subdivision built by M/I Homes, Rockford Homes and Arlington Builders. Plans call for the development’s final three phases to include 84 lots, increasing the subdivision’s total footprint to about 260 homes. The developer is one of several development companies owned by Jason Friedman — a prolific real estate developer also constructing Delaware’s sprawling 273-acre Addison Farms development. Fincon Bowtown is developing 132 for-sale townhomes across a 16.8-acre site home to city-owned farmland, located north of Bowtown Road and west of the Village Gate Apartments complex.
