GovDeals is evaluating what to do next with Miami-Dade County’s historic courthouse after the property received no bids, but the online auction service for government assets has not said whether the price or terms of the auction will change. Asked whether the county was considering changes to the auction, including its price or terms, GovDeals Vice President Nick Carr said the company is still evaluating what comes next. “We are carefully evaluating the best path forward and aligning on a solution that achieves a successful outcome,” Mr. Carr said in an email. “We expect to have a finalized direction soon and appreciate your patience in the meantime.” For now, the courthouse remains listed with a minimum bid of $35.41 million and the auction is scheduled to close at 5 p.m. Sept. 18. The county extended the auction after receiving no bids by its previous Aug. 28 deadline. Potential bidders had another opportunity to learn about the property and auction process at an open house Sept. 8 in Courtroom 6-1 of the courthouse at 73 W Flagler St. According to a news release, potential bidders were able to review the seller’s terms and conditions, learn about the Miami-Dade County Commission process and ask questions about the auction. The open house came as the county seeks a buyer for the 28-story, roughly 265,000-square-foot courthouse, which occupies a full city block in downtown Miami. The online auction launched July 29 and initially attracted significant attention. Frank Borowski, a business client development manager with GovDeals, told Miami Today in August that the listing had received nearly 50,000 views and visits and that development buyers from around the world had contacted GovDeals about the property. No bids were submitted during the initial auction period, prompting the county to extend the sale through Sept. 18. The courthouse is listed on GovDeals with a $100,000 bid deposit. Any award is subject to county commission approval. The historic courthouse became available for redevelopment after court operations moved to the Osvaldo N. Soto Miami-Dade Justice Center at 20 NW First Ave. The county previously sought to sell the property to a local developer, GFO Acquisitions LLC, led by Russell Galbut. The county commission ultimately ended those negotiations and directed the administration to prepare the property for public auction.
