Miami-Dade County Tax Collector Dariel Fernandez recently announced results from the 2026 Tax Deed Application Outreach Program, an initiative focused on proactively contacting property owners with delinquent property taxes, educating them about the tax deed process, and helping them take action bef ore their properties advance further toward a public tax deed auction. Between Apr. 1 and Aug. 17, a total of 2,428 Tax Deed Applications were filed. Through continued outreach, follow-up, taxpayer education, and account monitoring, 1,046 properties have been successfully redeemed, representing approximately 43.1 percent of all applications filed during this period. “Behind every property is a person, a family, a small business, or someone who may simply not understand the tax deed process,” Fernandez said. “Our job is not only to collect; we also have a responsibility to educate, communicate, and help taxpayers understand their options. When we can help a property owner resolve delinquent taxes before the property advances further in the tax deed process, we are putting people first.” Since the 2026 Tax Deed Application Outreach Program was introduced on May 1, the Property Tax Roll Administration and Delinquency Unit has worked directly with property owners through telephone calls, emails, mailed correspondence, and continued follow-up. The program includes: • Proactively contacting taxpayers by telephone, email, and mailed correspondence. • Educating property owners about delinquent taxes, important deadlines, and the tax deed process. • Explaining available payment methods and directing taxpayers to online, mail, and in-person payment resources. • Providing account-specific assistance and opportunities for taxpayers to ask questions. • Conducting follow-up outreach when initial contact attempts are unsuccessful or additional assistance is requested. • Monitoring accounts to identify payments and changes in status. • Updating taxpayer contact information when necessary to improve communication. For taxpayers, the 2026 Tax Deed Application Outreach Program provides more than a payment reminder. It gives property owners an opportunity to better understand their accounts, ask questions, learn about applicable deadlines, and receive guidance on resolving delinquent property taxes. Early communication can help prevent properties from advancing further in the tax deed process and reduce the risk of properties ultimately being offered for sale at a public tax deed auction. “These 1,046 redeemed properties represent more than a statistic,” Fernandez said. “They represent property owners who took action and resolved their delinquent accounts. We want residents to know that if they receive communication from our office, do not ignore it. Contact us, ask questions, understand your options, and take action as early as possible.” The initiative also benefits the broader Miami-Dade County community. Helping residents retain their properties promotes stability for families, neighborhoods, and local businesses. Proactive outreach makes government services more accessible, particularly for taxpayers who may not understand the tax deed process or know where to seek assistance.
