Three homes recorded sales prices of $2 million or more in this week’s Commission Accomplished, led by a new construction Uptown residence built on a former commercial site.
3620 Chestnut St. sold on Aug. 21 for $2.25 million, making it the highest-priced home sold during the week of Aug. 16-22. Placing second was 262 Garden Road, a 2016 River Ridge estate that sold on Aug. 21 for $2 million. Rounding out the top three was 709 Webster St., an Uptown New Orleans home originally built in 1890 but renovated in 2020. The property sold for $2 million in an off-market transaction on Aug. 20.
3620 Chestnut St. is a newly built six-bedroom, 5½-bathroom home with 5,669 square feet of living space on a 62-by-125-foot lot. The property previously held a commercial medical office building before being redeveloped as a three-story residence by New Orleans-based Gulf States Construction. The listing agents on the Aug. 21 transaction were Ashley Nesser and Evelyn Randle of Latter Blum | Compass. The sales agent was Jamie Hughes of Rêve Realtors.
“The builder’s work is of such high quality, with sophisticated details throughout the home,” Nesser said. “The property had all the things that today’s buyers are looking for: a large lot, a huge backyard, well-proportioned living areas, indoor and outdoor kitchens, four en-suite upstairs bedrooms, and the kind of spaces that work well for a family.”
For the buyers, Hughes said the lot size, room proportions, and lower insurance costs that came with new construction were major selling points.
“It’s rare to find this kind of lot size and backyard space in the Uptown area, and that was a major selling point for my clients,” Hughes said. “The home does a great job of blending classic architectural elements that nod to the historic character of the neighborhood — high ceilings, shutters, and floor-to-ceiling windows that open to a balcony — with the high-end fixtures, luxury features, and amenities that come with modern construction.”
The interior features soaring ceilings and an open, light-filled floor plan with flow between the living and dining areas. Additional features include a mudroom with side-door access from the driveway, a gourmet chef’s kitchen with high-end appliances and generous counter space, a wet bar, butler’s pantry, full-size wine refrigerator, second dishwasher, and extra prep space.
The backyard includes a porch, outdoor kitchen with a grill and sink, and room for a pool. The second floor includes four en-suite bedrooms, including a primary suite with dual closets and two his and her toilets. The third floor includes a den that provides flexible living space for a media room, playroom, office, or additional gathering area. The property also includes a spacious driveway with side-by-side parking for multiple vehicles.
262 Garden Road is a five-bedroom, 3½-bathroom home with 5,548 square feet of living space on a rare, oversized lot in River Ridge. The property also includes a 1,180-square-foot guest house with its own bedroom, full bathroom and galley kitchen, along with a two-car attached garage, smart home features and a recently installed whole-house generator.
Built in 2016, the residence includes a private home gym, fully equipped movie theater, dedicated office, high ceilings and an open floor plan. The chef’s kitchen features high-end appliances, sleek finishes and flow into the great room, which overlooks the landscaped backyard. Outdoor amenities include a custom grill area, fireplace, lawn-game area and heated saltwater pool.

709 Webster St. is a four-bedroom, four-bathroom Uptown home that includes approximately 3,800 square feet of living space on a 65-by-128-foot lot. It is located within walking distance of Audubon Park.
Originally built in 1890, the home was renovated in 2020 with high-end finishes throughout and interiors by Colorado-based ACG Interiors. Features include 11-foot-plus ceilings, wood floors, a renovated kitchen, swimming pool, spacious yard and deck, and a separate guest house with a full bathroom.
