The final design for a $5 million makeover of Kirk Munroe Park and Fuller Street is now moving forward after input from residents and community stakeholders, bringing new places to play, lush landscaping and a more walkable corridor in the heart of Coconut Grove. Miami commissioners approved the pla ns June 25, clearing the way toward construction. The project combines $3 million in city funding with $2 million from the developer of the adjacent Ziggurat development, which will oversee construction. The project will reshape two public spaces bordering the five-story Ziggurat building on Grand Avenue, a mixed-use project by Allen Morris Company that was approved by the city in December 2025 and broke ground in January. The work will add new amenities at the park while giving Fuller Street a more landscaped, pedestrian-friendly appearance. At Kirk Munroe Park, the plans call for resurfacing, striping and fencing the existing tennis courts, rebuilding the hitting wall and making exterior improvements to the tennis center. A new children’s play area, pavilion and great lawn will add more space for families and other park users, while landscaping, water features, wood decking beneath the park’s banyan tree and decorative perimeter fencing will refresh the surrounding grounds. The Fuller Street work will extend between Main Highway and Grand Avenue, with new decorative pavers, landscaping, specimen trees and signage. The project also includes road reconstruction and drainage improvements intended to give the corridor a more finished and walkable appearance. Over the past several months, Allen Morris worked with residents, local organizations, business owners and members of the Coconut Grove Business Improvement District to shape the design, gathering feedback before presenting the final plans to the city. The final design package approved by the commission includes a 28-page presentation depicting the planned improvements, from the revamped recreational areas to the landscaped streetscape. Renderings show the project’s new elements set amidst the lush greenery and mature landscaping characteristic of Coconut Grove. The design process included three public meetings this year, followed by a fourth and final presentation May 21. The Fuller Street improvements also require final approval from the Coconut Grove Business Improvement District. The city’s $3 million share was reallocated from projects in its fiscal year 2025-26 multiyear capital plan and assigned to the Kirk Munroe Park and Fuller Street Public Improvements project. The developer’s $2 million contribution brings the total project budget to $5 million. The funding arrangement dates to the city’s approval of the development agreement for Ziggurat in December. Under that agreement, the developer agreed to provide improvements to the public spaces surrounding its project and work with residents and community stakeholders to finalize their design. Kirk Munroe Park has long served as a recreational gathering place in Coconut Grove, with tennis courts, hitting walls, a playground and open lawn areas. The park is named for Kirk Munroe, an author, explorer and early Coconut Grove settler who helped establish the Coconut Grove Library and founded the Biscayne Bay Yacht Club. The improvements are being planned alongside the construction of Ziggurat, a 1.7-acre mixed-use development at 3101 Grand Ave. The project will include a five-story office building with 100,000 square feet, 19 luxury condominium residences and about 40,000 square feet of ground-floor retail, as well as a rooftop restaurant and landscaped courtyard. Allen Morris Company has previously said it expects to begin construction on the park and Fuller Street improvements next summer. The company will manage the construction phase under the city’s agreement and is responsible for cost overruns beyond the $5 million project budget, according to the agreement.
