The Henderson McCloskey Mansion at 1527 Sixth Street sold on June 18 for $2.85 million, ranking the 1882 historic home as the highest-priced sale in the Greater New Orleans area for the week of June 14-20. Placing second and third were two luxury condos in the Four Seasons New Orleans Private Residences that were both among a limited release of developer reserve homes made available earlier this year. 2 Canal St., Unit 2303, a three-bedroom condo, sold on June 18 for $2.53 million, while 2 Canal St., Unit 2804, a two-bedroom condo, sold on June 19 for $1,675,000. 1527 Sixth Street was built in 1882 by Irish immigrant businessman John Henderson, who gifted it as a wedding present to his daughter and son-in-law. The Greek Revival/Italianate residence near St. Charles Avenue features 5 bedrooms, 6½ bathrooms, and 6,818 square feet of living space. The mansion was previously featured in CityBusiness‘ “On the Market” in April. The listing agent on the June 18 transaction was Kara Lashley of Latter Blum | Compass, while the sales agent was Rachael Kansas of REMAX N.O. Properties. “My clients previously owned another double gallery Greek Revival in the Garden District and were looking to return to the neighborhood,” Kansas said. “There were many architectural elements of this property that reminded them of their former home. Plus, the secure parking, large screened-in porch, outdoor kitchen, and pool were all additional bonuses.” Recently restored while preserving historic details, interior features include original hardwood floors, 13-foot ceilings with preserved crown molding, five fireplaces, a chef’s kitchen with Energy Star appliances, and a custom wet bar. “The double galleries, the formal parlor, the high ceilings, and the ironwork are just some of the historic elements to appreciate in this special home,” Kansas said. The primary suite includes a renovated spa-like bathroom with a soaking tub, walk-in shower, and dual vanities. The exterior includes gated off-street parking, a private courtyard, manicured gardens, a new fountain, a whole-house generator, and a heated saltwater pool and spa. Kansas said one of the home’s standout features was its outdoor living space. “We rarely see a screened-in porch and outdoor kitchen so large,” Kansas said. “It will serve as such a nice extension of the living space for their family.” 2 Canal Street, Unit 2303 is a brand-new condo that features 3 bedrooms, 3½ bathrooms, and 2,643 square feet of living space within the 92-unit residential tower – Four Seasons New Orleans Private Residences. “This three-bedroom residence offers over 2,600 square feet with expansive entertaining spaces and panoramic views of both the Mississippi River and the New Orleans skyline,” said Victoria Singleton of the Dawn McKenna Group, Coldwell Banker TEC. Singleton is also a senior sales manager for the Four Seasons Private Residences New Orleans. “Buyers today are looking for residences that provide the comfort and scale of a single-family home while enjoying the service, amenities, and convenience of Four Seasons, making this home especially compelling.” 2 Canal Street, Unit 2804 is a brand-new condo that features 2 bedrooms, 3 bathrooms, and 1,869 square feet of living space within Four Seasons New Orleans Private Residences. “This beautifully appointed two-bedroom-plus-den residence showcases the lifestyle and design synonymous with Four Seasons,” Singleton said. “Since the public release of the developer residences in February, we’ve sold several homes with this same floor plan reflecting strong demand for its highly functional layout, generous living spaces, and move-in-ready appeal.” Four Seasons, which also includes 341 hotel guest rooms and suites, opened in 2021 following the redevelopment of the former World Trade Center site. The 92 private residences include floor-to-ceiling windows, high ceilings, wood flooring, integrated Thermador appliances, and natural stone accents in kitchens and bathrooms. Residents have access to a dedicated concierge, fitness center, spa with treatment rooms and steam, a 75-foot climate-controlled pool, valet parking, work-from-home spaces, outdoor gardens, and on-site bars and restaurants. Since the public release of the developer inventory in February, Four Seasons has sold nine of the 25 residences that became available, leaving 16 more condos on the market. The Dawn McKenna Group is working with Coldwell Banker TEC and Corcoran Sunshine Marketing Group to lead sales for the property. The newly released residences range from one-bedroom units starting at $750,000 to penthouses priced from $4.95 million. Some penthouse offerings are being marketed as raw space, allowing buyers to complete custom finishes. “Four Seasons Hotel New Orleans provides a level of service and amenities unrivaled in New Orleans, and residents access all of the benefits of this incredible lifestyle,” said Melissa Ziweslin, senior managing director of Corcoran Sunshine Marketing Group. “Our continued success can be attributed to confidence in this pedigreed hospitality brand, as well as beautiful residences and a truly dynamic city.” All three high-priced home sales in the past week: Address: 1527 Sixth Street, New Orleans, 70115 Sales price: $2.85 million List price: $2.9 million Date sold: June 18 Days on Market: 186 Listing agent: Kara Lashley, Latter Blum | Compass Sales agent: Rachael Kansas, REMAX N.O.
