Construction has begun on Aspen at Greenleigh, a $148 million, 335-unit luxury apartment community in Middle River. The development is a joint venture of two real estate companies, St. John Properties Inc. and Somerset Companies LLC. Taking shape within the 1,000-acre mixed-use Greenleigh co mmunity in Baltimore County, which also includes The Arbors Greenleigh and The Berkleigh, it’s the fifth multifamily venture by the two companies. The builders say Aspen at Greenleigh will include oversized studio, one-, two- and three-bedroom apartments, ranging from 599 to 1,669 square feet in size. Architects Collaborative is the architect and Aumen Asner is the interior design. St. John Properties’ in-house Multifamily Construction Division led by Michael Poirot is the general contractor. Bozzuto Management will be the property manager. Others on the team include project architect KTGY; structural engineer Kline Engineering, mechanical engineer and plumbing engineer Phillips Gradick and civil engineer Stahly Engineering Associates. Completion of Aspen at Greenleigh is targeted for late 2027. When it’s open, Greenleigh will contain more than 1,000 multifamily units. The Arbors at Greenleigh opened in 2011 with 365 apartments and The Berkleigh opened in 2017 with 317. The Greenleigh community also contains town homes and single family residences built by Elm Street Development; DRB Homes; Lennar; NV Homes; Ryan Homes and Williamsburg Homes, as well as more than 3.5 million square feet of commercial space developed by St. John Properties. When it’s fully built out, Greenleigh will contain approximately 3,300 residences housing more than 10,000 occupants and another 8,000 people working in the community. “The leasing pace, the near 100 percent occupancy level of Arbors Greenleigh and The Berkleigh, plus the lack of comparable product types in the immediate vicinity provided our team with tremendous confidence to proceed with our third multifamily community within Greenleigh,” said Neil Greenberg, Chief Operating Officer of Somerset Companies, in a statement. “Baltimore County continues to be economically robust and resilient, and with a steady influx of families and individuals moving into the region to take advantage of well-paying jobs, plentiful recreational and cultural opportunities, and a high quality of life.” The breakdown of the unit sizes, most of which feature den areas, is: 35 studios, 181 one-bedroom, 69 two-bedroom, and 50 three-bedroom apartments. The average unit will have 941 square feet of space, among the largest in the Baltimore County market, according to data from Apartments.com. A 150,000-square-foot garage will provide parking space for the community. Amenities will include a 2,600-square-foot, two-story community room; state-of-the-art fitness center with yoga studio; multi-media center with oversized viewing screen and adjacent kitchen and bar; billiards room; business center with conference area; a pet spa with wash station and indoor dog park. The community will also feature a salt water, heated swimming pool with sunning decks; outdoor living areas; grilling areas; a courtyard with cabanas, fireplace and television; a hospitality bar, a bike storage and repair room and a zen garden. The residences will be larger than most apartments in the area because research indicates that people are spending more time at home and that’s what they want, Greenberg said. “Our team continually monitors living trends and conducts research to detect patterns that impact the design criteria for new communities,” he said. “Modern-day apartment residents are spending more time at home and are utilizing spaces to serve multiple functions, for work, entertainment, exercise and education. A noticeable byproduct of these shifting uses has been the significant expansion of bedroom sizes and overall living spaces, the incorporation of high-function den and kitchen areas, and more amenities that address the needs of people of different ages and pets.
