KEY TAKEAWAYS:   New Orleans luxury listings reflect nearly 200 years of history and architecture   Properties range from French Quarter estates to modern Lake Vista construction   Several listings have price reductions, signaling shifts in the high-end market   Mix of residential, investm ent, and mixed-use opportunities across neighborhoods   On the Market top 10 [see the SlideDeck] In New Orleans, luxury real estate rarely follows a single script. The city’s layered history would not allow it. The current slate of highest-priced listings reflects nearly two centuries of local history – from a French Quarter home tied to Louisiana’s first commercial granulated sugar crop to a Lower Garden District grand dame that once operated as a nursing home. The group also includes a Greek Revival mansion that has served as a consulate, gambling house, and cigar factory; a converted fire station; a multibuilding Irish Channel compound; and the original home of the son of Louisiana’s first elected governor. Here is a look at several of the highest-priced residential listings across the French Quarter, Uptown, the CBD, the Garden District and Lake Vista. Note that some of these homes have been previously featured in “On the Market” but still remain listed, at reduced prices. 525 Saint Louis Street, New Orleans, 70130 Price: $4.5 million Specifications: 7 bedrooms, 6½ bathrooms, and 7,416 square feet of living space Listing agents: Elizabeth McNulty and Kristin Patterson, New Orleans Luxury Living, Latter Blum | Compass An historic home with roots tied to Louisiana’s early sugar industry is on the market for $4.5 million in the heart of the French Quarter. 525 Saint Louis Street, originally known as the Jean Adrien Delpit House, was built in 1807 for Etienne Deban on land formerly owned by Etienne de Boré. Boré is widely credited with producing Louisiana’s first successful commercial granulated sugar crop in the mid-1790s, giving the site a direct historical link to one of the state’s foundational industries. The home was also originally used for the molasses business. Today, the gated estate includes 7 bedrooms, 6½ bathrooms and 7,416 square feet of living space across three structures arranged around a private courtyard. The compound includes over 10,500 square feet overall, with a main residence, restored guest quarters, and a carriage house. The home is being sold fully furnished. “It is a rare turnkey opportunity for a buyer seeking privacy, history, and architectural significance, and it offers that rare hidden-away quality in the French Quarter, where you can be in the center of everything but still feel completely tucked inside your own compound,” said Elizabeth McNulty, co-listing agent with colleague Kristin Patterson. McNulty and Patterson are realtors with New Orleans Luxury Living, Latter Blum | Compass. McNulty said the home’s current form reflects an extensive restoration by a previous owner, designer, and antiques dealer Cindy Nunez, who sourced furnishings and architectural elements from France and carefully returned the property to its former grandeur. The current owners later purchased the home from Nunez. The principal residence features a grand salon with soaring ceilings and European limestone floors, a formal dining room, and a chef’s kitchen centered around a La Cornue range. The guest wing has been restored as a four-bedroom, four-bath residence with its own kitchen, living, and dining rooms. The carriage house – tucked discreetly within the compound – features two additional bedrooms and bathrooms along with fully independent living quarters. 1516 Robert Street, New Orleans, 70130 Price: $4.35 million Specifications: 5 bedrooms, 5½ bathrooms, and 7,832 square feet of living space Listing agents: Molly Wogan and Lauren Shaw, The Martzolf Group, McEnery Residential Just off St. Charles Avenue, a private 1911 Uptown compound pairs historic architecture with a sophisticated 2021-23 renovation by the current owners. The main residence is anchored by a custom sculptural floating staircase and Pennsylvania oak flooring. A Bradley Sabin installation creates an immediate focal point, while designer elements include Gucci wallcovering and a Lladro chandelier in the formal den, and a Baccarat chandelier in the dining room. The chef’s kitchen features imported Italian stone and quartzite countertops, dual Sub-Zero refrigerators, custom hood, and a walk-in pantry. The home also features a wine cellar that accommodates approximately 5,000 bottles. The primary suite has remote blackout shades and a fully renovated spa-like bathroom with heated floors, custom cabinetry, and a Finnleo sauna. Additional bedrooms include ensuite baths with marble finishes and balcony access. The landscaped grounds include a saltwater pool and gas fire pit, while an unrenovated detached guest house offers additional flexible space ready for a new owner’s vision. The Ludowici glazed terracotta roof features reclaimed tiles from a historic Chicago building. An electric gate opens to a covered driveway with parking for multiple vehicles. Additional features include commercial-grade HVAC with dehumidification, whole-home water purification system, two laundry areas, and integrated smart home capabilities through Control4. 521 Dauphine Street, New Orleans, 70112 Price: $3.5 million Specifications: 10 bedrooms, 10 ½ bathrooms, and 8,325 square feet of living space Listing agent: Allison Vencil, Latter Blum | Compass Built in 1852, the Xiques Mansion is a three-story Greek Revival that spans 8,325 square feet of living space with 10 bedrooms and 10½ bathrooms. It carries a long, colorful history that includes uses as a consulate, gambling house, cigar factory, nightclub, and multifamily residence. Previously featured in “On the Market”, the property was listed at $3.9 million in August and is now priced at $3.5 million. The property is zoned with a VCR (Vieux Carré Residential District)-1 designation and has eight off-street parking spaces and secure iron gates for a private driveway. Twin curved staircases sweep from the sidewalk to a broad, raised portico and grand front gallery, where eight towering Corinthian columns and wrought iron railings help further define the architectural style. As you enter the foyer, visitors are greeted with a raised center hallway and staircase, a feature found in no other home in the French Quarter. The premier étage boasts two spacious living quarters, each with its own full bathroom and shared living rooms. The converted attic (garret) includes two additional living quarters, each equipped with full kitchens and washer and dryer units. The exterior back stairs lead to the former servants’ quarters, showcasing custom wooden arches and exposed brickwork, all overlooking a common courtyard and fountain. 929 Bienville Street, New Orleans, 70116 Price: $3.5 million Specifications: 4 bedrooms, 5 bathrooms, and 5,698 square feet of living space Listing agent: George Jeansonne, FQR Realtors Formerly Engine No. 7, this two-story French Quarter firehouse has been transformed into a 4-bedroom, 5-bathroom luxury, modern residence with 5,698 square feet of living space. This one was previously featured in “On the Market” in April 2025, and has since been reduced from $4.2 million to its new listing price of $3.5 million. It was designed in 1907 by well-known architect E.A. Christy and built by Muir and Fromberg builders. In 2005, developer John Kirkendoll bought the property for $1 million and worked with New Orleans-based Bockman+Forbes Design on the complete renovation to transform the firehouse. The Engine No. 7 sign, along with the red-painted doors, still exist on the exterior. Additional highlights include private suites, entertaining spaces, two chef’s kitchens, suede-covered walls, polished Bomanite floors, original exposed brick, reclaimed heart-pine millwork, high ceilings, an elevator, custom lighting, a heated saltwater pool, and a private backyard area with an interior courtyard. 1 Oriole Street, New Orleans, 70124 Price: $3,445,000 Specifications: 7 bedrooms, 8 bathrooms, and 6,842 square feet of living space Listing agent: Lionel Nelson, Land Home Realtors The lone new construction luxury home in the group is 1 Oriole Street in Lake Vista. The 7-bedroom, 8-bathroom home offers 6,842 square feet of living space and includes features geared toward large-scale living and entertaining, from a home theater and swimming pool to an oversized covered lanai with a full outdoor kitchen. The property also includes an elevator, three laundry rooms, a whole-home generator, three fireplaces, and an expansive primary suite with its own kitchenette, custom closet, and private balcony. 824 Royal Street, New Orleans, 70116 Price: $3.3 million Specifications: 10 bedrooms, 10½ bathrooms, and 8,283 square feet of living space Listing agent: Michael Wilkinson, FQR Realtors For buyers looking for an income-producing asset, 824 Royal St. offers a mix of residential and commercial uses on one of the French Quarter’s most well-known corridors. The 8,283-square-foot property includes 10 bedrooms and 10½ bathrooms, with a ground-floor commercial space and eight residential units arranged around a central courtyard. The property is being positioned as both a rare ownership opportunity and a steady income play, with annual rental income of roughly $223,200 across all units. 431-433 Gravier Street, New Orleans, 70130 Price: $3.2 million Specifications: 10 bedrooms, 8 bathrooms, and 7,990 square feet of living space Listing agent: Jeff Breland, Century 21 Investment Realty At the foot of the river in the Central Business District, 431-433 Gravier St. is a renovated four-unit property that straddles the line between luxury residential and investment asset. The building includes 10 bedrooms, 8 bathrooms and 7,990 square feet of living space, with upscale finishes, large bedrooms and closets, and elevator access to the upper floors. The property is being marketed for investors, owner-occupants, corporate housing use or even a condo conversion. 917-25 Washington Avenue, New Orleans, 70130 Price: $3,195,000 Specifications: 15 bedrooms, 13 bathrooms, and 10,242 square feet of living space Listing agents: Francesca Brennan and Demi Bufkin, Engel Völkers New Orleans A three-building Irish Channel compound with nine rental units, resort-style outdoor amenities, and multiple potential uses is on the market at 917-925 Washington Ave. for $3.195 million. Built around 1900, the properties span 10,242 square feet across three separate structures — a double, a triplex, and a fourplex — with 15 bedrooms and 13 bathrooms in all. The units have sustained full occupancy, and the properties have been restored over time by owners who assembled the portfolio gradually over more than two decades. The combined backyard includes a heated saltwater pool, hot tub, outdoor kitchen, projector and screen, lounge areas, outdoor bath, music studio, and yoga space. “It’s a turnkey real estate portfolio investment with resort-style amenities in the heart of the Irish Channel,” said Francesca Brennan, co-listing agent and realtor with Engel Völkers New Orleans. Brennan shares the listing with colleague Demi Bufkin. Brennan added: “You would never know from the street how special the properties are. The backyard oasis and shared outdoor space make it truly unique, and the homes themselves have been lovingly restored, with architectural details like hardwood floors, mantels, tile, and bargeboard ceilings preserved, while the interiors were updated for modern living.” Brennan said the owners, who live on the block, acquired the properties one by one over roughly 25 years and carefully restored them rather than stripping away their historic character. That combination of preserved architecture and modern upgrades has helped keep the property consistently occupied, she said, with little turnover among long-term tenants. Brennan said the appeal is broader than a traditional multifamily investment. The property may suit an investor seeking to add nine doors to a portfolio, but it could also work for a multigenerational family. “It fits a few different avatars,” Brennan said. “It’s a great ROI property for an investor, but it also offers the kind of flexibility that could work for a family wanting to keep some units open for relatives or guests. That’s what makes it such a niche and special opportunity.” 2111 Dauphine Street, New Orleans, 70116 Price: $2,975,000 Specifications: 9 bedrooms, 9 ½ bathrooms, 7,400 square feet of living space Listing agents: Michael Wilkinson, FQR Realtors, and Laura Amann, Studio LACO LLC The Claiborne Mansion was built in 1859 for W. C. C. Claiborne II, the son of Louisiana’s first elected Governor William C.C. Claiborne. The Marigny property at 2111 Dauphine Street includes 9 bedrooms, 9½ bathrooms, 7,400 square feet of living space, and is set on a 1/3-acre lot with a 40-foot saltwater pool, covered cabana, landscaped grounds, and off-street parking. This property was previously featured in “On the Market” and has been reduced from $3.5 million in December 2025 to its current listing price of $2,975,000. Over its 134-year history, and with only five owners, the property has served as both residential and commercial endeavors, recently operating as the Claiborne Mansion Bed Breakfast, a boutique hospitality destination. The late Cleo Pelleteri, who died last year at the age of 83, bought the property in 1993, ran a bed and breakfast until 2020, and then after the COVID-19 pandemic, resided in the home. The mansion features original mid-19th-century period details, such as grand parlors, wrought-iron balconies, pocket doors and windows, cornices, soaring ceilings, and wide plank wood floors. Another example of historical preservation is there is no kitchen in the main house; it’s in the service wing as it was originally built. The building is zoned as HMC-1, meaning it can be residential, commercial, and/or an office building. 1006 Washington Avenue, New Orleans, 70130 Price: $2,949,998 Specifications: 6 bedrooms, 6½ bathrooms, and 6,635 square feet of living space Listing agents: Ben Froman, Keller Williams Realty New Orleans, and Andrew Urbine, Latter Blum | Compass At 1006 Washington Avenue, prospective buyers are not just looking at another luxury listing. They are looking at a luxury home that has moved through nearly 160 years of New Orleans history — from a prominent family mansion to a nursing home, boarding house, apartments and, ultimately, back to a grand single-family residence. “This house has survived so many different iterations, and that kind of history, combined with the meticulous restorations and updates over the years, makes it very special,” said Andrew Urbine, current homeowner and co-listing agent. A realtor with Latter Blum | Compass, Urbine is co-listing agent on the property with Ben Froman, with Keller Williams Realty New Orleans. Built in 1867-68, the two-story Italianate home was commissioned by William McLellan, who founded the McLellan Ship Supply Co. He and his wife, Leonora, built the house on three lots at the corner of Washington Avenue and Constance Street. With galleries and columns on all sides, double parlors and a two-story stable in the rear, it is now considered one of the last Italianate peripteral galleried of its kind mansions in the city. In 1946, Gladys Laudun bought the home and converted it into Laudun’s Sanatorium, which operated there beginning in 1947. In the 1970s, it served as a full-service boarding house, and later it was divided into one-bedroom apartments. Despite those changes, much of the original architectural character survived, including pocket doors, ceiling medallions, heart-pine floors, and marble fireplaces. Charlotte Waters Schanzer, who bought the home in 1977, later worked with the Historic District Landmarks Commission to have it designated a historic landmark. Urbine said the property’s appeal lies in how it pairs historic architecture with a layout that feels unusually functional by modern standards. “What makes the house stand out is that it flows more like a modern home than you typically find in a property of this age,” Urbine said. “It can entertain on a large scale, but it can also collapse down into something very livable for a family.” Listed for $2,949,998, the Lower Garden District home includes 6 bedrooms, 6½ bathrooms and 6,635 square feet of living space. A 2021 restoration preserved the home’s original detailing while updating its systems and finishes. The main residence features formal entertaining rooms, a chef’s kitchen, a primary suite with a custom closet and luxury bath, and a backyard with a saltwater pool, brick patio, and pool house. Beyond the main house, the property also includes a two-unit carriage house with a workshop and a rentable third floor with its own kitchen, bedroom, bathroom and washer-dryer setup, giving future owners multiple ways to use the estate. Urbine said that flexibility is rare in the city’s historic housing stock. “You’ve got the main house, the carriage house, and the third floor, so there are a lot of different ways the next owner could live in it,” Urbine said. “It works as a family home, it works for multigenerational living, and it also offers income potential.” 1527 Sixth Street, New Orleans, 70125 Price: $2.9 million Specifications: 5 bedrooms, 6 ½ bathrooms, and 6,818 square feet of living space Listing agent: Kara Lashley, Latter Blum | Compass The Henderson McCloskey Mansion is a Greek Revival/Italianate residence near St. Charles Avenue. Built in 1882 by Irish immigrant businessman John Henderson, it was originally gifted as a wedding present to John’s daughter and son-in-law. It has been restored and maintained, and features 5 bedrooms, 6½ bathrooms, and 6,818 square feet of living space. Highlights include original hardwood floors, high ceilings, preserved moldings, five fireplaces, a chef’s kitchen with a custom wet bar, and a primary suite with a renovated spa bath, including a soaking tub, walk-in shower, and dual vanities. The backyard includes a screened porch with an outdoor kitchen, a heated saltwater pool and spa, a new fountain, and manicured gardens. ...read more read less
