This week’s Commission Accomplished highlights luxury home sales across Uptown New Orleans, Lakeview, and Madisonville.
Leading the market was 1935 Octavia Street, which closed as the highest-priced home sold in the Greater New Orleans area during the week of Jan. 18–24. The Uptown residence, originally built in 1975 and extensively reimagined and renovated in 2025, sold for $1.7 million. Close behind was 6462 Louis XIV Street, a new construction in Lakeview near Harrison Avenue, which sold for $1.66 million. Rounding out the top three was 125 Mabel Drive in Madisonville, a riverfront home built in 1994 along the Tchefuncta River, which sold for $1.61 million.
For its 50th anniversary present, 1935 Octavia Street underwent a comprehensive reimagining and renovation – an upgrade that helped propel the Uptown New Orleans home to a $1.7 million sale on Jan. 22. The listing agent was Toni Van Zandt and the sales agent was Caitlin Brewster, both agents with Rêve Realtors. The home was originally built in 1975 and features four bedrooms, four full bathrooms, one half bathroom, and 4,600 square feet of living space. It was renovated in 2025.
“It’s in a move-in ready, luxury home in a prime Uptown location, and the stunning renovations blend warmth and classic charm with high-end contemporary finishes,” said Van Zandt. “The home also offers a unique modern architecture design, compared to that of a more traditional New Orleans residence. The right buyers came along who appreciated the alternative design style and floor plan that fit their family’s needs.”
The property features a private, landscaped backyard with an outdoor seating and entertaining area and a swimming pool surrounded by concrete pavers. Inside are spacious rooms and custom details that enhance each room, including a luxurious primary suite bathroom with a glass steam shower and marble-topped double vanity. The downstairs en suite bedroom is currently used an office. There is gated, covered parking for two vehicles, and there is a detached storage room.
“What my clients loved most about the home was that it was fully renovated and truly move-in ready. It offered a perfect floor plan, had excellent storage spaces – including an entire rear storage area – and standout outdoor features like the pool and beautifully landscaped backyard,” said Brewster. “The finishes were high-quality, distinctive, and thoughtfully executed, and you could feel that immediately the moment you walked in.”
Transitioning from a half-century-old home to new construction, 6462 Louis XIV Street in Lakeview sold for $1.66 million on Jan. 23. The listing agent was Kara Breithaupt of Snap Realty, while the sales agent was Puddy Robinson with Crescent Sotheby’s International Realty.
Built in 2025, 6462 Louis XIV Street features five en-suite bedrooms, five full bathrooms, two half bathrooms, an office, an upstairs bonus room, and over 4,400 square feet of living space.
The luxury home is located in Lakeview, within two blocks of Harrison Avenue’s restaurants and shopping. The home’s highlights include custom cabinetry, Cristallo stone in the kitchen, a butler’s pantry and wine nook, soaring ceilings, white oak flooring, designer light fixtures and finishes, an expansive floor plan layout, a primary suite bathroom with marble flooring, and a two-car carport.
125 Mabel Drive is a luxury home located off the Tchefuncta River in Madisonville. The riverfront property sold for $1,610,000 on Jan. 21. The listing agent was Puddy Robinson with Crescent Sotheby’s International Realty, and the sales agent was Yvonne Hulsey with Keller Williams Realty Services.
125 Mabel Drive was built in 1994 and features four bedrooms, four bathrooms, and 3,139 square feet of living space. The fully-gated property features a three-boat pier, the first being a 70-foot slip with a 12-foot draft. The property’s location offers direct access to the Tchefuncta River and is on the south side of the bridge for quick access to Lake Pontchartrain.
The open floor plan blends indoor and outdoor living spaces. Interior highlights include hardwood flooring, spacious living areas bathed in natural light, large windows offering views of the river, a custom kitchen with marble countertops and high-end appliances, and each downstairs bathroom featuring heated flooring. There is a whole-house generator. The outdoor living area – set against the backdrop of the river – includes a saltwater pool and spa, and an expansive patio area. There is an upstairs porch ideal for dining and lounging.
