Most zoning cases postponed at quiet Lexington planning subcommittee meeting

LEXINGTON — The Lexington-Fayette Urban County Government Planning Commission’s Zoning Committee took little substantive action Thursday, postponing nearly all zoning cases on its January agenda and hearing only a brief update from one residential developer.

oenix Building and adjourned after about 10 minutes, with planning staff confirming that no new zoning map amendments were ready for consideration and that most pending cases remain unresolved.
Three rezoning requests — including proposals tied to Ball Homes on Chilesburg Road, Legacy Trail LLC on Newtown Pike, and a mixed-use request near South Limestone Street — were formally postponed with no new updates presented.
The Legacy Trail case, which seeks to rezone about 12.6 acres on Newtown Pike from agricultural to corridor business zoning, also includes a request to reduce the minimum spacing between automobile service stations from 1,000 feet to 200 feet. Planning staff said the applicant opted to delay the case another month after receiving an updated staff report.
The only item discussed was a rezoning request by Dailey Homes LLC involving about 3.3 acres at 2914 Clays Mill Road, where the developer is seeking to change the property’s zoning from single-family residential to mixed low-density residential.
Attorney Charlotte McCoy, representing the applicant, told committee members that a geotechnical report completed this week found no evidence of sinkholes or subsurface issues on the site. She also said the developer held a neighborhood meeting in November that drew significant attendance and mixed reactions.
“We did have a neighborhood meeting that was pretty robust,” McCoy said, adding that while many questions were addressed, some nearby residents opposed development of the property.
No vote was taken on the Dailey Homes request. Planning staff said the case remains recommended for postponement while additional materials are finalized and submitted.
A proposed zoning text amendment related to the city’s Economic Development zone was also deferred, with staff indicating the applicant is still working through revised language.
The zoning committee’s next meeting is scheduled for Feb. 5 at 1:30 p.m.
