The top five highest priced properties sold in 2025 in the Greater New Orleans area include two historic homes in the Garden District, one custom-built new construction in Old Metairie, and an 85-acre equestrian estate offering countryside living in Folsom.
The highest priced home sold in 2025 in the Greater New Orleans area was the George W. Sully house at 1433 Philip St., which sold for $5.275 million on Dec. 19. The historic Garden District luxury home was built in 1847.
An Uptown New Orleans mansion (built in 1910), 11 Lasalle Place ranks No. 2 in 2025, selling for $4.7 million on April 15. A new luxury home at 168 E. Oakridge Park in Old Metairie ranks No. 3 after selling for $4.325 million on March 25.
There is a tie for the fourth and fifth spots. John Goodman’s former Garden District home at 2425 Coliseum St. (built in 1850) sold for $4 million on Sept. 26, while an 85-acre equestrian estate at 11651 Damiano Road in Folsom sold for $4 million on April 17.

1. 1433 Philip St. – Garden District’s George W. Sully House Sells for $5.275M

The highest priced home sold in 2025 in the Greater New Orleans area is the George W. Sully house at 1433 Philip St., selling for $5.275 million on Dec. 19. The Garden District luxury home was built in 1847. The listing agent was Ricky Lemann, a luxury collection specialist with Berkshire Hathaway HomeServices Preferred, while the sales agent was Francesca Brennan, a license partner and global real estate advisor with Engel Volkers New Orleans.
The property was restored and renovated by internationally renowned architect Morris Adjmi as one of his personal residences. Adjmi’s New York-based firm Morris Adjmi Architects was recently recognized by Forbes as one of America’s Top Hospitality Architects Designers, earning a place on the publication’s inaugural 2026 list. Locally, Adjmi also designed the New Orleans luxury condominiums at The Standard at South Market.
“The quality of this restoration was absolutely premium. That and the size of the lot being one of the largest in the Garden District created a very unique opportunity for a buyer,” said Lemann. “I grew up around the corner and literally bought a lottery ticket every week I had it listed because I wanted it so badly for myself. It is that beautiful of a property and historic home that was masterfully renovated by Morris Adjmi.”
The George W. Sully House features 6 bedrooms, 6½ bathrooms, and 6,653 square feet of living space. The property sits on one of the largest lots in the Garden District, measuring approximately 157 by 159 feet.
The home features extensive attention to detail with a mix of historic preservation and modern renovations, including the recasting of original mantles and medallions, use of wavy glass, and the addition of a deVOL kitchen – classic and contemporary design with handmade English kitchen furniture.
“He (Morris Adjmi) replicated the original mantels, moldings, and ceiling medallions, and replaced them throughout the house where they had once been,” said Lemann. “When replacing the glass, he used wavy glass, and he added an over the top kitchen from England.”
The two-bedroom pool house opens onto landscaped grounds with several patios, and a garden and fountain area. The home is situated close to the middle of one of the largest lots in the Garden District with room for several vehicles and also enough room for lavish entertainment.
“My clients were immediately drawn to how effortlessly the home lives, both indoors and out,” said Brennan. “The expansive entertaining spaces, combined with the beautifully designed outdoor areas and guest house, made it ideal for hosting family and friends. The architectural details throughout are truly special and timeless and ultimately it was the balance of elegance, functionality and privacy that brought it over the finish line for them.”
George Washington Sully (1816-1890) was an American artist and the nephew of renowned painter Thomas Sully. A Norfolk, Virginia native, Sully and his family moved to New Orleans in 1835. His watercolor art was known for depicting Native American lifestyles in both Florida and Louisiana, portraying city view scenes in various Gulf Coast areas, and producing trompe l’oeil rack pictures, cartoons, caricatures, and birds.

Walther was the sales agent for 11 Lasalle Place, which sold for $4.7 million on April 15. Eleanor Farnsworth, Realtor with Latter Blum | Compass, was the listing agent. “Every element and space were designed and thoughtfully curated so well. There are luxurious finishes throughout,” said Walther.
The luxurious finishes include Henry plumbing fixtures, Carlisle flooring, Classic Cupboards cabinetry, three-inch marble countertops, and stunning millwork and crown molding that complement the pine floors and set the stage for the grand entrance. Dardel Properties, which specializes in constructing new homes throughout Old Metairie and Covington, was featured often in this year’s “Commission Accomplished” articles of the top highest priced homes sold. One of the local company’s custom-built luxury homes, completed in March 2025, sold for $4.325 million.
168 E. Oakridge Park, off Metairie Road and near Pontiff Playground, features 4 bedrooms, 6 bathrooms, and 6,186 square feet of living space. Julie Varisco, Realtor with Prieur Properties, was the sales agent on the March 25 transaction, while a non-MLS member was the listing agent.
“What sets this property apart is that it was custom built for and by Dardel Properties, and therefore no detail was overlooked,” Varisco said. “It has every imaginable bell and whistle; it is the next level of custom detail that makes this property truly unique.”
The front yard includes a large garden area, fronted by plants that extend the length of the house. There is a driveway leading to the garage, and there are three large windows as high as the door.

A 175-year-old, New Orleans Garden District home and the longtime local residence of legendary actor John Goodman sold for $4 million on Sept. 26. Goodman and his wife Anna Beth bought 2425 Coliseum St. 20 years ago from Nine Inch Nails lead singer Trent Reznor.
After the Goodman’s sold 2425 Coliseum St., Goodman still has another small residence in the Garden District and a home in South Carolina, where he filmed The Righteous Gemstones. The buyer’s name of 2425 Coliseum St. has been kept private. The sales agent on the Sept. 26 transaction was Julie Comarda Koerner with McEnery Residential, and the listing agent was Hyatt Hood with Berkshire Hathaway HomeServices Preferred.
“John and his wife love New Orleans, and they loved this home very much,” said Hood. “They took such great care of it, bringing it to a level that perfectly balances historic charm with modern luxury. They are excited about passing on the home to the next resident who they know will be a good steward of such an iconic, beautiful, and traditional Garden District gem.”
