I wish I had 50 condos that I could sell in there because it’s one of the most fabulous and exquisite buildings in New Orleans,” said Stewart. “You have a blend of historic charm and modern elegance, and you have beautiful views overlooking the Avenue.” Stewart was the listing agent on 3823 St. Charles Ave., Unit #1, which sold for $1,301,000 on Jan. 7. The sales agent was Britt Galloway, of Latter & Blum | Compass. The first unit, which is located on the entire first floor, is one of five units in the building. It features 3 bedrooms, 3 bathrooms, and 2,500 square feet of living space. “All five condos are luxurious and spacious, and perfect for entertaining and everyday living,” said Stewart. “What’s great about the ground floor is that it offers access to the gardens, beautiful landscaping, and you have a front balcony and sunroom that offers views on the Avenue.” The first-floor condo unit features three en-suite bedrooms and three full bathrooms, plus a formal living room, dining room, and kitchen/breakfast nook area with an island. In 1912, Emlah Court broke the tradition of single-family homes on St. Charles Ave. by becoming one of the first of the grand early 20th century apartment buildings in New Orleans, according to the Society of Architectural Historians. It was designed by famed New Orleans architect Moise H. Goldstein, of Diboll, Owen and Goldstein. The website chronicles that the five-story building is constructed of reinforced concrete, wood, and brick, and the first story is stuccoed with horizontal divisions to imitate rustication. The website also says that a curved metal marquee over the entrance and curved frames on some windows suggest the influence of Art Nouveau, a rare feature for New Orleans. “The building offers beautiful historic New Orleans architecture, from the original sliding gate elevator to the intricate details that showcase the craftsmanship of a bygone era,” wrote Stewart in her MLS description. It features 4 bedrooms, 3½ bathrooms, and 3,236 square feet of living space. The home is lined with radius windows, allowing natural light throughout; a landscaped brick pathway to the side takes you to the entry of the home; a foyer opens to a large living and dining area; living room has original brick floors,12-foot ceilings, a built-in entertainment center with bookshelves, and opens to the dining room; kitchen has Satillo tile floors, double wine refrigerators, double ovens, a Dacor six burner gas range, an ice maker, a walk-in pantry, and abundant custom cabinetry; and a half bath and a small sitting area are right off the kitchen. The condo unit features views of Conti St. from a private front terrace; there are Italian porcelain floors, stainless appliances, exquisite light fixtures, spa-like bathrooms with glass showers and programmable comfort settings, and ample closet space.
