Housing development likely to follow opening of Mapleton Golf Course

SIOUX FALLS, S.D. (KELO) – The Sioux Falls Planning Commission will consider a comprehensive plan amendment regarding more than 200 acres near the new Mapleton Golf Club next week.

City of Sioux Falls Senior Planner Jason Bieber said in a planning preview video for the upcoming Jan. 2 meeting that future plans after the golf course opens in 2025 are to start building “high-end residential lots.”
“That’ll be another cool development within the city,” Bieber said if the Future Land Use Amendment is passed.
In October 2024, Mapleton Golf Club, located north of I-90 in northeast Sioux Falls, announced it hopes to open the course for play in August 2025.
Sioux Falls Urban Planner Karla Resendiz said the developers are able to provide sewer services and that allows the development area to move from Tier 2 and 3 (25 year development plan) to Tier 1 (1-5 year development plan).

“If this gets approved, then they’ll be able to annex into the city of Sioux Falls and then of course they would be assigned a zone,” Resendiz said. “Then they would be able to plot the lots and start developing.”
Resendiz said there will be more planning decisions to consider with the annex and rezoning requests.
The planning commission is recommending approval because the application fits with the Shape Sioux Falls Comprehensive Plan.
