INDIANAPOLIS -- It’s the holiday season and sparks are flying at Phase II of the Bottleworks District. Construction began in 2022 and the project is now just months from completion. The project has clogged up the six-way intersection where Mass Ave., College Ave. and St. Clair St. for months, but the end result is very close. Lance Evinger, the Vice President of Acquisitions and Dispositions with Hendricks Commercial Properties, said Phase II has been split into two different parts. The first part opened in 2024. It's the stretch of the new building along Mass Ave. and Carrollton Ave. ”The first building, 100,000 square feet of office, fully leased," said Evinger. "20,000 square feet of retail on the corner there and we've got two signed leases, so far, with a couple more in progress." The other side of the new building is what is still under construction, but it's close. Earlier in December, crews removed the crane that had hung over College Ave. during the project, a sure sign construction is coming to a close. The second building is similar to the first. ”That is another 100,000 square feet of office," Evinger said. "It’s about 80% leased. And then another 20,000 square feet of retail." Despite, the "work from home" era we live in, Evinger said this office space has been in high demand because of the amenities around it. ”I think we've seen over the past four or five years, an exodus from downtown," Evinger said. "People going to places like Carmel or Fishers, more neighborhood areas and this was one that was close to downtown and had those amenities at your front door. The hotel, the restaurants, the shops. People were really attracted to that." Hendricks doesn't want the office space to look cookie-cutter, though. You’ll notice balconies jutting out from the building and the different facades on the exteriors along College Ave. The best part might be the view of downtown from the fifth floor. Being one of the tallest buildings on the northeast edge of the city center, you get a great view of the skyline. ”I think when you have this access to the outdoors, inspiring architecture," Evinger said. "That's things people like and they like to be around that during the day." Office space will take up the top floors with the bottom floors open for retail. ”We’d like to get more new to market," Evinger said. "Regional apparel, maybe leather goods, but you'd see some service type retail, as well, maybe some boutique fitness. It’ll be a mix of things." In the middle of this triangle-shaped building will be parking. The internal parking garage will add almost 300 spaces to the Bottleworks District.  ”That's almost doubling the amount of parking we have at the district, which should really help with visitors," Evinger said. Since the project began in 2022, it’s used up a lane of College Avenue and closed down a small section of Ninth Street that has limited access to the retail, Bottleworks Hotel and Garage Food Hall that already exists in the former Coca-Cola Bottling Plant. ”Having Ninth Street closed makes it difficult for a circular traffic type situation, but the end result were going to have a lot more parking spaces," said Stuart Robertson. He runs The Harbour at the Garage Food Hall. Robertson's restaurant has been inside the food hall for more than three years. He's seen the area from right after it first opened to nearly all the way through construction on Phase II. ”One day we'll be driving around and there will be no more orange barrels or cranes or orange sign out, so when it finally gets here, it's going to be amazing," Robertson said. He's excited for the finished product, and the new people it should bring to the area every day. ”Having a captive audience right there looking for lunch or happy hour or dinner every day, it certainly will be a little bit of business for us," Robertson said. Phase II should be complete in April 2025. There is potential for more development on the 12-acre Bottleworks property, but Evinger said there's no immediate plan for more orange construction barrels.
