New NFL draft plan for Asheville Square property in Ashwaubenon

ASHWAUBENON, Wis. (WFRV) - A local property owner is resorting to plan B to make sure his nonprofit can reap some of the economic benefits of the NFL draft coming to town next spring.
On Oneida Street in Ashwaubenon at the Asheville Square property, there's a bright yellow sign announcing its owner's plans for the property during the NFL draft in April.
"A couple of things we're looking at, do we do parking, or we would prefer to rent out our whole property or at least a chunk of it," said Jeff Van Beaver.
The Asheville Square property is 2.3 acres and includes seven buildings. The parking/renting out plan for the NFL draft wasn't actually Van Beaver's original plan.

Van Beaver said they've already had people reach out who are interested in renting out the property and that he's willing to negotiate in terms of prices.
He had been working on bringing a Cambria Hotel to the property and having it built in time for the NFL draft. Village of Ashwaubenon officials had approved the project plans last November, but then it hit a snag.
"Right at the last minute the developer decided that the contract wasn't to their liking and tried to change it and we tried to negotiate it but it didn't work out," he said. "So we moved on."
"Usually once the approvals are in place then they're ready to roll and begin construction so it was a little bit of a surprise," said Joel Gregozeski the village manager for Ashwaubenon.
Gregozeski said the village board denied a request to extend the date that developers must begin building on the property for the original hotel proposal.

Van Beaver is the president and founder of Acts 1:8 Ministry, a nonprofit that helps Christians around the world do acts of kindness like setting up water wells in communities in Africa.
They rely on rent money and share profit with businesses on their property to fund these programs.
"The sticking point with the previous developer is they wanted to cut back on what would come back to Acts 1:8," said Van Beaver.
As far as the long-term future of the property, Van Beaver said they're currently in discussions with other developers to create hotel, retail, or even condo options. None of this will get done by NFL draft time though which is why he says they needed to find another way to cash in on the once-in-a-lifetime opportunity.
"Everything we bring in goes into ministry, it goes into helping more churches and more individuals reach out through Christian kindness all over the world," said Van Beaver. "It'll provide a perpetuity revenue stream for Acts 1:8 for generations to come."
Ashwaubenon village officials remind residents they must get their properties licensed with the village to rent them out during the draft and that there's no RV or camper parking allowed in the village of Ashwaubenon.
"What you typically do during a game day where you park cars in you would likely not be able to do that for the draft," said Joel Gregozeski. "You want to make sure you provide access for people to come and go throughout the day."
