Commission Accomplished: Pair of 1906 Uptown New Orleans homes sell for over $1.5M

A pair of Uptown New Orleans homes, both originally built in 1906, and a recently custom-built home in Lakeview, comprise the three highest-priced homes sold in the Greater New Orleans area for the week of Nov. 11-17.
An Uptown New Orleans, Victorian-style home at 1520 Dufossat St., built in 1906 and renovated in 2015, sold for its listing price at $1.75 million on Nov. 12. The home – 4 bedrooms, 4 bathrooms, and 4,779 square feet of living space – only spent one day on the market. The listing agent was Nickie Lane of Latter & Blum | Compass, while the sales agents were Jonathan Maki and Brent Talavera, Maki Talavera Group, McEnery Residential, LLC.
“The house sold itself – a traditional high-ceiling, fine detail, charming home with hardwood floors, medallions, pocket doors, and a magnificent flow throughout the living spaces. One of the cool, unique rooms is an oversized family and entertainment room with dining and seating areas, a working fireplace, custom built-ins, and French doors opening to a patio and yard,” said Lane. “All of the bedrooms are also a nice size, there is a second-floor balcony, wraparound front porch, a beautiful staircase in the foyer, and everything is just in pristine condition.”
The grand foyer with the staircase flows into a well-proportioned living room, study, powder room, traditional dining room, and continues flowing into appointed breakfast, computer, and kitchen areas. This all leads to an oversized family/entertainment room. The second floor is comprised of a primary bedroom with en-suite bath and large walk-in closet, as well as three additional independent bedrooms – two with Jack & Jill baths and one with a private access bath. The large lot is fenced, and includes a two-car driveway, motorized gate, and a rear building.
“The home is beautiful, appealing, very well taken care of with renovations and upgrades, and has all the bells and whistles that my clients wanted in a classic Uptown home,” said Maki. “It’s in a desirable location between Prytania and St. Charles, and has a lot of interior open space, a wraparound porch, and a second-floor balcony, all conducive to entertainment. It was priced well and moved quickly because of its traditional style, condition, location, and neighborhood.”
Second verse same as the first. Another 1906 Uptown home at 19 Richmond Place, sold for $1,645,000 ($5,000 below its listing price) on Nov. 15. The home – 3 bedrooms, 3 ½ bathrooms, and 3,607 square feet of living space – was renovated in 2016. It spent 45 days on the market. The listing agent and sales agent was Debby Valentino Counce, of Latter & Blum | Compass.
“It’s one of the most quintessential Craftsman style homes in New Orleans, with authenticity of arts and crafts architecture on full display, from custom gas lanterns on the wraparound porches to the period-style woodwork and moldings, and the original windows allowing natural light throughout,” said Counce. “It’s a very romantic house on a desirable tree-lined and quiet street near Audubon Park, and between Loyola and Freret, so location was also a plus.”
The renovations included all the carpet removed, and wood floors installed upstairs and downstairs. They also included a renovated kitchen with Quartzite counters and new appliances; a renovated primary bathroom and guest bathroom; and installed whole-house generator. There is an attached two-car garage, along with a circular driveway at the front of the house. Brick steps lead up to the front door and the wraparound front porch. There are French doors that lead outside to the porch and well-maintained gardens.
Our final home this week takes us to Lakeview at 6770 Louis XIV St., which sold for $1,530,000 ($65,000 below listing price) on Nov. 13. The custom-designed home, built in 2012, features 5 bedrooms, 4½ bathrooms, and 4,618 square feet of living space, on a corner lot that measures 100 x 129. The home spent 104 days on the market. The listing agent was Amy Burke, of Keller Williams Realty, and the sales agent was Kim Reboul, of Mirambell Realty.
The Lakeview home features 11-foot ceilings downstairs and 10-foot ceilings upstairs. It has an open-floor plan, hardwood floors throughout, oversized primary bedroom with a view of the back porch, landscaped yard, and pool. There is a chef’s kitchen that opens to a breakfast room and den that has views of the yard and pool. Upstairs has three bedrooms, two bathrooms, a second den, and a media room. There is an attached two-car garage, whole house generator, an outdoor wood burning fireplace on the porch, a heated pool with a hot tub, a large yard with grassy area, and an outside half bath.
