How diverse is residential real estate in the Greater New Orleans area?
Well, for a similar price, you can live on 100 acres of luxury estate, countryside living in Folsom with a newly built main house and fully renovated guest cottage. The gated property is wide-open land of rolling lawns, mature hardwoods, barns, pond, blueberry orchard, and a recently constructed red covered bridge that looks straight out of The Bridges of Madison County.
Or you can live in a fully renovated, luxury three-story, single-family home, converted from a more than 100-year-old commercial building in the downtown New Orleans Warehouse District. The four-bedroom home features balconies that overlook Camp St. and the downtown skyline, while private outdoor areas include a second-floor turf deck.
Commission Accomplished has two sold properties this week that are just $1,000 apart. Folsom’s 400 Exnicios Road sold for $2.1 million on Nov. 4, while 640 Camp St. in the Warehouse District sold for $2,099,000 on Nov. 7.
Countryside living starts us off this week as 400 Exnicios Road – located off Hwy. 40 and around polo farms in the Folsom area – features 100 acres and two homes on the property.
One house is a 2022 renovation of the original cottage with two en-suites, a bunk room, an open living/kitchen, and a screened porch; the other home is a custom-built 2023 new build with grand rooms, soaring ceilings, a chef’s kitchen, scullery kitchen, an en-suite bedroom and walls of glass windows looking out onto the property.
“This is an amazing estate and beautiful property in a desirable Folsom area that really sets the bar for luxury, privacy, and seclusion,” said Alice McNeely, who served as the listing agent alongside colleague Rebecca Hammett. Both are with McNeely Mack Properties of Latter & Blum | Compass.
“My client bought the property and completely transformed the grounds and infrastructure, putting in a fully stocked pond, new septic, building a charming, covered red bridge over a creek, and implementing thoughtful design where every detail curated a true retreat of comfort in harmony with nature,” said McNeely. “He also built a super-cool modernized home with glass windows that overlook the property and a patio that spans the rear of the home, extends the living area, and overlooks the pond. The property is the “perfect little package of peaceful, countryside living,” said sales agent Puddy Robinson, of Crescent Sotheby’s International Realty.
“My clients were looking for 100 acres, and they were blown away by this beautiful piece of land,” said Robinson. “There are mature drake elms and oak trees; the bridge looks like it was out of the movie, The Bridges of Madison County; the pond is a great addition and fully stocked; and the houses are so well thought-out and designed. The glass windows in the main home provide a lot of natural light throughout the spacious floor plan and cute one bedroom home.”
From country living to downtown New Orleans life, 640 Camp St. features 4 bedrooms, 4 bathrooms, and 3,542 square feet. But the building was not always a single-family home. It was built in 1915 and housed Homebase Pharmacy (the Homebase name still exists on the exterior), a supply hardware store, and among other businesses, before being converted into condominiums. In 2016, NANO LLC led the renovation of 640 Camp St. from condominiums into a single-family home.
“It’s a totally, unique renovated property that is a hidden gem,” said Dawn Talbot, of Talbot Realty Group. Talbot teamed up with colleague Trisha Faliveno to serve as both the listing and sales agents on the Nov. 7 transaction. “We call it a unicorn because it has all of the advantages of a modern, single-family home, with amazing outdoor spaces and balconies, and you’re also in the middle of all the action of a vibrant Warehouse District, where you’re in walking distance to coffee shops, workout studios, art galleries, and restaurants.”

The custom designed and built luxury property, with a water/golf course view, features 5 bedrooms, 5½ bathrooms, and 5,448 square feet.

The home begins with a foyer entrance with 23-foot ceilings and then there are 12-foot ceilings throughout the rest of the first floor.
