Jeremy Zidell just scored a hat trick on Tennyson Street, picking up his third property on the corridor in as many years. “My focus has always been in urban core environments across the country,” he said. Zidell’s Dallas-based firm, Rue, purchased 4100 Tennyson St. late last month, paying $1.9 million for the fully occupied, roughly 6,000-square-foot corner retail property in Denver’s Berkeley neighborhood. Rue financed the deal with a $1.2 million loan from Origin Bank out of Louisiana. The property was sold for $328 a foot by Tennyson Unique Rentals LLC, which bought it for $666,000 in 2010, records show. The building has five tenants: a tattoo parlor, bar, print shop and two thrift stores. Zidell said he’s always looking for Tennyson properties, so he reached out when he saw this building was for sale. He bought it after a contract with a different buyer fell through. “The building stock itself is really nostalgic and appealing, it’s charming,” he said of the street. Zidell has no plans to change much at 4100 Tennyson. But across the street, he has spent the past few years turning an old, vacant antique shop into a thriving retail corner. He purchased 3985 Tennyson St. for $2.5 million in 2021, after it had sat vacant for five years. A fire torched the property in 2016. Zidell remodeled the space into “The Lantern on Tennyson,” which is now home to trendy chain Sweetgreen, a donut shop and an Australian-inspired restaurant. Zidell plans to add another tenant to the building’s roof. The trio of Tennyson properties are Rue’s only holdings in Colorado. “Denver is one of the best cities in the country. It has incredible fundamentals,” Zidell said.
