Deer Valley reduces residential units, hotel rooms in Snow Park project

There could be fewer residences in a major development at the Snow Park base of Deer Valley Resort, as well as fewer hotel rooms, than anticipated two years ago.But there also could be square footage in support of a hotel that was not included in 2022, and more commercial or retail space could be part of a development.The details of the concept for a project at Snow Park have been revised over time during the talks between the resort and the Park City Planning Commission. The latest numbers were highlighted during a meeting on Wednesday. The details presented to the panel included:100 residential units in the 2024 concept, down from the 143 in 2022.
120 hotel rooms in the 2024 concept, down from the 193 in 2022.
A 15,000-square-foot event center in 2024, down from a 30,900-square-foot event center in 2022.
30,000 square feet of commercial or retail space in 2024, up from the 25,900 square feet in 2022.
24,000 square feet of hotel-support space in 2024, compared to zero in 2022.
15,000 square feet of space for a ski club, compared to zero in 2022.The alterations to the square footages were outlined in the context of the traffic the development is projected to generate. The various sorts of uses generate different levels of traffic. The raw square footage numbers are notable since the two sets show significant changes to the project itself.Deer Valley said Park City staffers calculated the numbers and they “were pulled from data included in our traffic studies.”“As the plan has evolved with input from both the community and the planning commission, our use mix has also evolved. Deer Valley, though, must secure another approval before a project can proceed.Deer Valley envisions remaking Snow Park into a full-service base area with lodging, residences, commercial spaces and entertainment. Large garages would be built to account for the parking spots that are lost as the land is developed.The Planning Commission meeting on Wednesday, another lengthy one centered on Snow Park, covered various issues related to traffic. The issues of traffic, transportation and parking are critical with there being concern about the number of vehicles that will be arriving and departing using the Deer Valley Drive corridor.There were limited comments about the plans to build a gondola as part of the project, including the timeline, but more details are expected to be presented by Deer Valley later. A gondola is seen as one of the measures that could reduce traffic.A hearing on Wednesday illustrated the continuing concern about the concept.
