Renovation Report: Warehouse District property enhances ground floor retail space, luxury rental units

Project Description: Design upgrades to The Jolly Building to preserve historic local architectural components while incorporating modern luxury interior finishes at the four-story property located at 713 Camp Street.

KW New Orleans and Dr. Neil Jolly have partnered to revitalize the 713 Camp St. property – The Jolly Building.
Nestled between similar mixed-use residences and positioned directly across from St. Patrick’s Church, the four-story historic property was initially constructed in 1852 by architects James Gallier and James Dakin.
Renovations were completed in 2000 by architect Angela O’Byrne, who secured the preservation of its historic New Orleans architectural character and structural integrity.
The current partnership followed suit upholding design elements to honor the significant charm aesthetically throughout the property to include original plaster, wood beams, fixtures and exposed brick.
The residential units offer cherry hardwood floors, granite countertops, custom cabinetry, 12-foot windows, and one personal balcony overlooking Camp Street.
“Camp Street is a gem within the Warehouse District,” Jeffrey Doussan, owner of KW New Orleans, said in a news release. “The Jolly Building had a history and great location, but it was ready for someone with a fresh vision to bring it back to life. We took great care to honor the building’s past while making it comfortable and modern for today’s renters.”
According to Doussan, Dr. Jolly recruited designer Aaron Hahnselle of Hahnselle Studios who added further elegance throughout to include unique wallpapers, custom art pieces, and carefully selected colors that balance historical charm with a contemporary, refined look.
The Jolly Building features a 935-square-foot build-to-suit ground floor commercial retail space, previously managed as a short-term rental unit. Three first-class luxury apartment units are positioned on the floors above it. Only one residential unit and the ground floor retail space are still available for rent.
“Camp Street is ripe for retail. We believe the size and location make it perfect for a boutique retailer to take advantage of the foot traffic from locals and visitors alike. This area has become a hotspot for art galleries, dining, and shopping, and The Jolly Building is right at the center of it,” said Doussan.
