Round Rock reevaluating zoning districts in downtown

ROUND ROCK, Texas (KXAN) -- Round Rock's population has increased by almost 10,000 in the past decade, and the city is looking to update downtown so it keeps up with the growth.
The city is looking at amending the three mixed-use zones downtown. Part of those changes would look at the restrictions on building heights, opening the possibility for taller buildings with denser living.
"We've got developers that are considering things that have five or more stories, and currently the zoning code does not allow that in certain areas," Sara Bustilloz, the Communications and Marketing Director for the city, said.
A survey in September, taken by businesses in downtown, showed 69% supported raising density in the downtown area, but 31% raised concerns of increased traffic and it harming Round Rock's "small town feel."
"Of course, we would want to be very sensitive to the historic nature of downtown and its charm. So, making sure that we aren't allowing taller heights in certain areas, but for others it might be appropriate," Bustilloz explained.
The city hosted an open house on Tuesday to allow residents to see what changes have been made in downtown in recent years, like the addition of the new public library, and what other projects are expected to come. It was also a chance for residents to tell the city what they want to see in downtown.
Any proposed amendments to the zoning in downtown would have to be presented to the Zoning and Planning Commission, and then passed by the city council.
