One of the key figures in the discussions about the future of location of The DoubleTree by Hilton Hotel Park City – The Yarrow on Friday said the stalwart lodging property will continue to operate as it does now after the ownership was unable to win support for a concept to redevelop the site.Pamela Greacen, the president of a firm called SMHG and an investor in the property, worked closely with Singerman Real Estate, the owner of the hotel, during the months of talks with the Park City Planning Commission.She said the redevelopment concept was the best plan that could have been produced. After another meeting between the development side and the Planning Commission on Wednesday, she said the focus is “on the hotel and its operations.”She said the development team saw the concept as an opportunity for the Park City community at the high-profile corner of Park Avenue and Kearns Boulevard.“It’s incredibly disappointing,” Greacen said about the result of the discussions, adding that the firm “truly believed” in the concept.She said there no current plans to put the property on the market.Greacen said the team is proud of the concept. She noted the large bloc of workforce or otherwise income-restricted housing that was involved and a pathway that was included. Those aspects pushed up the projected development costs but did not add to the return on investment, she explained. That was the reasoning behind the developer seeking an exception to City Hall height restrictions. Without the additional building height, the project was “not financially feasible,” Greacen said.The concept included a condominium-hotel and the restricted housing. The parking would have been underground, another costly aspect of the concept. A series of amenities were proposed, such as a trail on the north side of the land and areas for a food truck and a coffee shop.Some saw the redevelopment of The DoubleTree by Hilton Hotel Park City – The Yarrow as something that could have been a catalyst for wider work in the Bonanza Park district. The district, off streets like Park Avenue, Kearns Boulevard and Bonanza Drive, has long been envisioned as a spot for major redevelopment. A project like the one that had been proposed for The DoubleTree by Hilton Hotel Park City – The Yarrow would have been an ambitious one for Bonanza Park. The Park Avenue-Kearns Boulevard intersection, meanwhile, is the first major commercial corner inbound drivers on S.R. 224 reach inside Park City. The Planning Commission spent significant time on the issue of height. The concept called for a building that would top the height allowed under City Hall zoning attached to the land. The height question stretched throughout the discussions with the Planning Commission and drew split opinions from the public.
