The firm that wants to redevelop the land where The DoubleTree by Hilton Hotel Park City – The Yarrow is located has modified the proposal since late September amid the continuing talks with the Park City Planning Commission.Chicago-based Singerman Real Estate is scheduled to appear at a Planning Commission meeting again on Wednesday with the alterations. A City Hall report drafted in anticipation of the meeting outlines the modifications. They include:Extending a valet service that is proposed to people heading to a restaurant on the property and people visiting the hotel. A shuttle designed for people visiting the hotel. Increasing the number of charging stations for vehicles powered by electricity, with the increase topping 70%. More space for bicycle storage for larger bicycles at the ground level and underground.The alterations also include entryways on the ground floor in two of the buildings that will front Kearns Boulevard as well as removing elements of stone veneer on floor three and floor four, according to the City Hall report.The redevelopment of the property has appeared to draw greater interest with the location off the corner of Park Avenue and Kearns Boulevard being so important to the community. There is a desire to ensure a project serves in some ways as a proper entry to much of the community.The City Hall materials compiled for the meeting on Wednesday note the location, using the address to identify the site.“1800 Park Avenue is the only Property in Bonanza Park with frontage on both Park Avenue and Kearns Boulevard. Because of its heightened visibility along the major entry corridors, this Site is central to the neighborhood’s goals of vibrant, mixed-use development, protection of scenic corridors, and connection of bicycle and pedestrian networks,” they say.The project concept includes a condominium-hotel and restricted affordable housing. There is commercial space as well. Some of the discussion to date has focused on the proposed height of the project. The Planning Commission on Wednesday is expected to address height issues again.The development team sees the project as being a catalyst for the wider growth in Bonanza Park, a swath of Park City roughly bounded by Park Avenue, Bonanza Drive and Kearns Boulevard. There is significant redevelopment potential in Bonanza Park, including ground owned by City Hall, and the land where The DoubleTree by Hilton Hotel Park City – The Yarrow is one of the crucial parcels with the location being at the high-profile intersection.The Park City Council in August received testimony about the concept for the land from a Park City man who once held plans to develop nearby ground. Mark J. Fischer told the elected officials it would be a “major setback” for Bonanza Park if the project is unable to proceed.The Planning Commission meeting is scheduled to start at 5:30 p.m. at the Marsac Building.
