FORT WAYNE, Ind. (WANE)— Three new housing complexes were either announced or unveiled in Fort Wayne this week, adding to the growing amount of housing units in or near downtown. But most of the housing downtown is not affordable to the average Fort Wayne resident. Affordable housing is generally defined as housing that costs less than 30% of the household's income. The median rental price city-wide is $957/month. The median annual household income is $65,704. But according to the U.S. Census Bureau, the median income for single-person households is just more than $40,000 annually. That means they shouldn't spend more than $1,000 monthly on rent. That is well below the rate of most new one-bedroom rentals downtown. LOOK: Finished project shows off new ways to build houses in Fort Wayne As of mid-October, the cheapest available one-bedroom apartment on The Landing was $1,150/month. Their affordable housing program is open to people that make $49,700 annually or less. One-bedroom units at the Riverfront at Promenade Park start at $1,430/month (The most expensive unit currently listed here is a three-bedroom apartment for $4,863/month). And One-bedroom units at The Pearl start at $1,685. Scott Pressler, owner of the Keller Williams Visibility Group in Fort Wayne, said he believes $600-$800/month for a one-bedroom apartment and $800-$1,000/month for two-bedroom units is affordable rent for the average Fort Wayne resident. Complexes currently under construction or in the planning phases near downtown include The Elex (296 units), the Wells Street Wedge (111 units), and The Landing Exchange (40 units). The Elex will include 89 affordable units and The Landing Exchange will include 8 affordable units. It's unclear what the monthly rent of those affordable units will be yet. According to Rachel Blakeman, the director of the Purdue Fort Wayne Community Research Institute, another way to make housing more affordable would be to bring more high-paying jobs to the city. "Are we looking at trying to create more affordable housing," Blakeman said. "Or are we making sure that we have more $70,000 a year jobs instead of $17 an hour jobs?" Another way to work toward more affordable, new housing may be to build smaller in higher density as new construction— no matter the size— is going to cost more because of the price of materials. "The tiny home community is kind of catching on," Pressler said. "And I would love to see where builders could maybe buy an acreage of land and be able to have more of a density there. So, people can get a smaller home where they could own something and have it be theirs at a more affordable price." Pressler said that he owns a number of rental properties in the city and that recent spikes in property taxes aren't helping rent prices. "I've talked to other investors where their doubled," Pressler said. "And that's not necessarily sustainable."
