Sierra Nevada Realtors Sierra Nevada Realtors released Monday its September 2024 report on existing home sales in Carson City along with Churchill, Douglas, Lyon, Storey and Washoe counties, excluding Incline Village. The report includes the median sales price and number of home sales in the region. SNR obtains its information from the Northern Nevada Regional Multiple Listing Service. September housing market highlights include: Since August, the median sales price for a single-family home has increased in Lyon County and decreased in Carson City, Churchill, Douglas, Storey and Washoe County. The sales of existing single-family homes have increased since August in Douglas and Storey County, but have decreased in Carson City and Churchill County. Active inventory has decreased since last month in Carson City and Washoe County. “In September, the housing market report reflected an increase in median sales prices for single-family homes in the majority of counties, driven by seasonal trends as families adjust their housing needs,” said SNR president Robert Bartshe. “This fluctuation in prices and sales reflects changing buyer priorities amid the Fed’s recent interest rate cut. Sales numbers for Lyon County include existing “stick-built, single-family dwellings” only and do not include condominiums or townhomes, however, it does include manufactured homes. Carson City In September 2024, Carson City had 59 sales of existing single-family homes, an 18.1% decrease from the previous month and a 1.7% increase from last year. The median sales price for an existing single-family residence was $534,950, a decrease of 0.5% from the previous month and a decrease of 7% from the previous year. The active inventory in September 2024 was 171, a decrease of 11.9% from last month and a decrease of 7.6% from last year. Douglas County In September 2024, Douglas County had 57 sales of existing single-family homes, an increase of 1.8% from the previous month and a decrease of 6.6% from last year. The median sales price for an existing single-family residence was $720,000, a decrease of 13.8% from the previous month and a decrease of 5.2% from last year. Lyon County (Includes stick-built, manufactured and single-family residences) In September 2024, Lyon County had 112 sales of existing single-family homes and manufactured properties, a decrease of 6.7% from the previous month and an increase of 47.4% from last year. The median sales price for existing manufactured and single-family residences was $400,000, an increase of 1.5% from last month and an increase of 2.8% from the previous year. Storey County In September 2024, Storey County had two sales of an existing single-family home, with an increase of 100% from the previous month and last year. The median sales price for an existing single-family residence was $360,000, a decrease of 26.5% from the previous month and a decrease of 4% from last year. Churchill County In September 2024, Churchill County had 12 sales of existing single-family homes, a decrease of 53.8% from the previous month and a decrease of 20% from last year. The median sales price for an existing single-family residence was $382,250 a decrease of 4.4% from the previous month and up 6.2% from last year. Washoe County (Excluding Incline Village) In September 2024, Washoe County, excluding the area of Incline Village, saw 620 new listings and 496 closed sales. The median sales price for an existing single-family residence in Washoe County was $587,500, a decrease of 3.7% from the previous month and an increase of 4.4% from last year. The active inventory in September 2024 was 1,760, a decrease of 0.5% from last month and an increase of 15% from last year.
