COLUMBIA SC (WOLO) – If there is something we have seen enough of in the last couple weeks, it is flooding.  Although for many flood victims, a flood was not in the plans, others have more of an expectation because they live in flood zones. Jeannette Womble from EXP Realty says that a flood zone is just that – an area with a higher risk of floods, with different risk categories.  “A  risk zone is categorized according to the percent risk of flooding over a period of 100 years to 500 years,” she says, “zones that begin the letter A or V are considered a 1% risk of 100 year flooding and require flood insurance should the home be in the zone and financing in place.”  The cost of the extra insurance can vary, depending on what the designation is. The other impact that flood zones have is in the value of your American Dream.  Womble says that, like insurance, the impact on the value of your home can depend on the designation, history of floods, and the cost of ownership.  “Some home owners that pay cash can elect not to carry flood insurance, however this is a risky decision should the property flood, insurance is not there to protect it,” she says.
