Deer Valley Resort intends to pursue a workforce housing project along the Bonanza Drive corridor involving the greater number of units between two options presented to a City Hall panel this week.The resort held a discussion with the Park City Planning Commission on Wednesday about the concept to build housing at 1555 Lower Iron Horse Loop Road. Deer Valley owns the land and currently uses the ground for operational purposes such as laundry, offices and parking.One of the options involves 201 beds in a three-story project, while the other consists of 243 beds in a four-story project. The sort of City Hall review process that would be required for a project depends on the decision between the two.The project is known as Ski Rail and is linked to the resort’s plans for a major development at the Snow Park base. The municipal government requires workforce housing as part of a project like the one envisioned at Snow Park. The talks about the Snow Park development are separate from those centered on Ski Rail, though.The Planning Commission at the meeting was not scheduled to cast a formal vote and instead discussed the project with the Deer Valley representatives. The panel would hold more detailed discussions before rendering a decision on a development proposal.The Deer Valley side told the Planning Commission the plan for Ski Rail evolved over time to include a greater amount of open space and increased sustainability aspects. The Deer Valley contingent also said Ski Rail can be a catalyst for the wider Bonanza Park district. The Planning Commission noted the proximity of the land to bus lines.The Bonanza Park, centered along Bonanza Drive, Kearns Boulevard and Park Avenue, is seen as having the potential for significant redevelopment. There is a patchwork of property owners, including City Hall, in the district, and discussions are ongoing about the future of Bonanza Park.The Planning Commission, once it is presented with an application for a Ski Rail development, would be expected to scrutinize various aspects of the proposal. The panel at that point will hold detailed discussions about topics like the traffic a project is expected to generate and the layout of the development. The traffic could become of consequence during later discussions, since Bonanza Drive is already one of the busiest roads in Park City and suffers regular rush-hour backups throughout the year. The layout and building heights will also be of note with the location being prominent along the corridor.Deer Valley, though, touts the Ski Rail location within Park City and close to services used by the workforce.
