Willoughby Hills officials have been working with the Maypine Park subdivision developer to address some final items. The Maypine development, 32700 White Road, will be an 18-acre parcel where 12 sublots of at least 1 acre each have been proposed. Four of the lots are intended to face White Road and the remaining units will round out a cul-de-sac where the street will be built as a new public right of way. City Engineer Pietro DiFranco has recommended that the ordinance to accept and dedicate Andrews Lane in Maypine on the agenda for at least one more reading. Additionally, a resolution regarding Maypine is also in place to accept the final plat. Pietro has also recommended the resolution stay on the agenda for one more reading. Related Articles Local News | Willoughby Hills awaiting final plats for Maypine, West Pines subdivision projects Meanwhile, the Planning and Zoning Commission and Architectural Board of Review approved two homes for the West Pines subdivision, a Perrino Builders and Remodeling development that will be off of SOM Center Road. One of the two homes will be located at 34180 Giovanni Ave., sublot eight; the other at 34330 Giovanni Ave., sublot 13. There will be 13 lots in total at the Perrino development. There were more initially, but it’s now down to 13, according to Council Vice President Tanya Taylor Draper, council representative to the PC-ABR. Draper has expressed the importance of understanding that both the Perrino homes and the Maypine homes are homeowner association properties. “Those are deed restricted properties and you’re governed by these deeds,” she said. “They’re called particularly Declaration of Convenance, Easements, Conditions, Restrictions and Assessments. I cannot stress hard enough, but it’s important that you read a booklet that contains all the information that will determine how you live. Read it cover to cover, ask questions and understand that this will become your way of life.” Draper said most people lack an understanding of deed restriction properties and, as a result, don’t have a positive experience. “The homes are beautiful, but take your time, do the research, ask questions and learn what you’re getting yourself into,” she said. “A lot of people don’t and it’s important.”
