ALBUQUERQUE, N.M. (KRQE) – It's the latest effort in the Metro to tackle the lack of affordable housing in Bernalillo County; fixing up an already existing affordable housing apartment complex and adding more units. "Housing is of great need and so this provides additional affordable housing for our area," said Marcos Gonzales, Executive Development Officer for Bernalillo County. "Improves the quality of living, and the quality of standards for folks that are living in the units." The property is located in southwest Albuquerque, off Central, near 60th Street. Built in the mid-1970s, the complex has never been renovated during its half-a-century lifespan. The $36 million will go toward putting in new flooring, paint, installing new appliances, and replacing plumbing and lighting fixtures in the existing 42 units. According to the Albuquerque Housing Authority (AHA), about 75% of the combined 88 units will be considered "affordable housing." The other 25% would be mixed-income. "From the resident side, everything stays the same," said Dan Foster, Housing Development Director for AHA. "They still pay 30% of whatever their income is in rent, and then the balance gets picked up by the rental subsidy." AHA expects renovations to begin as soon as April of next year and could last about six to eight months. As it stands, developers will renovate vacant units and move tenants who already live on the property into those apartments. With the addition of the new units, developers will now be able to add a leasing office. "We get 88 units there, then it's a big enough scale that we can afford to have a full-time manager onsite," Foster added. Officials hope to begin moving tenants around this time next year.
