Fresno rental prices up almost 10% since last year, study finds

FRESNO, Calif. (KSEE/KGPE) – Rental prices for a one-bedroom in Fresno jumped almost 10% in the past year, according to Zumper's 2024 annual rent report.
The report found that the median price of a one-bedroom in Fresno is $1,420, up 9.2% since this time last year.
The national rate for one-bedroom units, on the other hand, is up 2.8% from last year. Despite Fresno's comparatively steep growth, rental prices for a one-bedroom still remain below the national average of $1,538.
This rising cost is leading residents to spend an increasingly greater portion of their income on housing. This year, Zumper found that renters spent an average of 42% of their pre-tax income on housing, up from 35% in 2021 - despite the fact that many rentals require residents to spend no more than 30% of their income on rent.
Rental data was obtained from Zumper's listings; additional statistics were obtained from the 7,205 renters across the country who were surveyed between July and August 2024.
